Calgary Hail Roof Repair

Roof Replacement in Calgary

Roof replacement in Calgary is usually a one- to two-day job for our crew: full tear-off to the deck, a check of every sheet of sheathing, ice and water shield where Calgary roofs leak, new vents and flashing, and the shingle you choose, including Class 4 impact-resistant lines. Most of our replacements follow hail claims, and we work with your adjuster from start to finish.

What’s included in every roof replacement

A good roof is a system. Calgary’s hail, chinook winds and freeze-thaw cycles find every shortcut, so we do not take any:

  • Full tear-off to the deck, with tarps protecting your landscaping and a magnetic sweep for nails afterwards.
  • Deck inspection. Every sheet of sheathing is checked. Soft, delaminated or rotted sheets are replaced, with the count photographed for your insurer.
  • Ice and water shield at the eaves, valleys and around penetrations, where ice dams and wind-driven rain cause leaks.
  • Synthetic underlayment over the rest of the deck.
  • New drip edge, step flashing and vent boots. We do not reuse dented metal from a hail-damaged roof.
  • Ventilation check. Poor attic ventilation causes frost and ice dams in Calgary winters. We balance intake and exhaust venting to manufacturer specifications.
  • Shingles nailed to the manufacturer’s high-wind pattern, and starter strip and ridge cap from the same system.
  • Clean-up and final walk-through, with photos of each stage for your records and your insurer.

Choosing a roof material

Most Calgary homes are re-roofed with architectural asphalt shingles. Because you are replacing anyway, it is worth comparing three options:

OptionHail resistanceRelative costGood fit for
Standard architectural shinglesVaries by productBase priceLike-for-like insurance replacement
Class 4 impact-resistant shinglesPass UL 2218 Class 4HigherHomeowners tired of hail claims
Metal roofingDepends on profile and gauge; cosmetic dents possibleHighestLong-term owners, low-slope sections

Your insurer pays to replace like with like. Upgrades are usually your cost, so we quote them separately and you decide.

Roof replacement on an insurance claim

When a replacement follows a hail claim, the steps are:

  1. We inspect and document the damage, and you open the claim.
  2. Your adjuster inspects. We can meet them on the roof.
  3. You receive the adjuster’s estimate. We compare it line by line with what the roof needs, including items commonly missed such as ice and water shield, drip edge, vent boots and permits where required.
  4. If items are missing, we send supporting photos and measurements so you can request a review.
  5. We schedule the work. You pay your deductible, as your policy requires.
  6. We send completion photos, and the final invoice if your policy pays in stages.

The full process, with timelines, is in our insurance claim roofing page and our guide to filing a hail claim in Alberta.

How long a Calgary roof should last

A properly installed architectural shingle roof is usually rated for 25 to 30 years or more by the manufacturer. In Calgary, hail often ends a roof’s life much sooner. That is why many homeowners on their second or third hail claim choose impact-resistant shingles.

Deposits and your protection

In Alberta, a contractor who takes money before work is complete and signs contracts away from their place of business must hold a prepaid contracting licence from Service Alberta. Ours is [SERVICE ALBERTA PREPAID CONTRACTING LICENCE #]. Ask any roofer for theirs before paying a deposit.

A typical replacement, day by day

Before day one: materials arrive on your driveway or roof the day before. We confirm the start time, colour and any upgrades with you.

Day one: crew arrives early, sets up tarps over landscaping and plywood against siding and windows. The old roof comes off one section at a time. Each section is inspected, damaged sheathing is replaced, and ice and water shield and underlayment go down the same day so the house is never left open overnight.

Day two (if needed): shingles, ridge cap, vents and flashing are finished. Gutters are cleared of debris and granules.

Before we leave: magnetic sweep of the lawn, driveway and flower beds for nails, a walk-around with you, and final photos for your insurer.

Most Calgary homes take one or two days. Large or steep roofs, or ones with a lot of sheathing to replace, can take a third.

Protecting your home and yard

  • tarps over shrubs, flower beds and air conditioning units
  • plywood leaned against siding and windows below the work area
  • a bin or trailer placed where it won’t damage your driveway, on boards if needed
  • attic items covered if you let us know they’re there
  • daily clean-up, not just at the end

If anything is damaged during the work, tell us and we fix it. That is part of having a local office and a crew that will be back in your neighbourhood next month.

Frequently asked questions

How much does a roof replacement cost in Calgary?

Most asphalt shingle replacements on Calgary houses fall between about $8,000 and $26,000. The main drivers are roof size, pitch, number of layers to remove, the shingle line, and how much sheathing needs replacing. Metal roofs cost more. We give a fixed written price after measuring.

Do I need a permit to replace my roof in Calgary?

The City of Calgary does not require a permit to replace roofing materials like for like. A building permit is needed for changes such as switching from shingles to clay tile, or for structural work. Towns outside Calgary set their own rules, and we check them before we start.

How long does a roof replacement take?

Most single-family homes take one to two days on site. Large or steep roofs, complex roof lines, or sheathing replacement can add a day. After a major storm, the wait to start is usually longer than the job itself, so book early.

Will my insurance pay for a full roof replacement after hail?

If the adjuster finds enough hail damage across the roof, most Alberta policies pay to replace it with like kind and quality, minus your deductible. How much you receive also depends on whether your roof is covered at replacement cost or depreciated value. Your policy wording decides it.

Can you install new shingles over my old ones?

We do not recommend it and rarely do it. A second layer hides deck problems, adds weight, shortens the new roof's life and can affect manufacturer warranties. On hail claims, insurers normally include tear-off in the estimate.

What happens if it rains or snows during the job?

We only strip what we can dry-in the same day, and we watch the forecast closely. If weather turns, exposed areas are covered with underlayment and tarps before the crew leaves.

What warranty comes with a new roof?

You get the shingle manufacturer's warranty plus our 10-year workmanship warranty. Both are written into your contract. Manufacturer system warranties may require specific accessory products, which we spell out in the quote.

  • Roof Replacement in Northeast Calgary

Northeast Calgary has taken two of the worst hailstorms in Canadian history in four years. • Roof Replacement in Strathmore

The August 5, 2024 storm did not stop at Calgary's city limits. One of its most damaging cells crossed north Calgary and then Strathmore, where golf-ball-size hail was reported. • Roof Replacement in High River

High River sits at the southern end of what the Insurance Bureau of Canada describes as Hail Alley, which unofficially runs from High River north to central Alberta. Read before you decide

  • Class 4 Impact-Resistant Shingles: Are They Worth It in Calgary?

For most Calgary homeowners replacing a roof anyway, Class 4 shingles are worth pricing. They resist the hail sizes that cause most claims here, may earn an insurance discount, and reduce the odds of another full replacement after the next storm. The upgrade is usually your cost, not the insurer's, so the answer depends on how long you'll stay and what your insurer offers.

  • Repair or Replace Your Roof After Hail? How to Decide

Repair a hail-damaged roof when the damage is limited to a few shingles, one or two slopes, or the metal components. Replace it when most slopes have multiple bruised shingles, the shingles are brittle, or a matching repair is impossible. On insurance claims, the adjuster's assessment of hits per slope usually decides.

  • Roof Replacement Cost in Calgary: 2026 Price Guide

Most asphalt shingle roof replacements in Calgary cost between about $8,000 and $26,000 in 2026. Where your house lands in that range depends on roof area, pitch, how many layers come off, the condition of the deck, and the shingle you choose. Metal roofs cost more. After hail, insurance often covers most of it.
