Our part in your claim, and what we don’t do
We do:
- inspect the roof, gutters, vents, siding and windows, and photograph every hit with a scale reference
- measure the roof and produce a material and labour scope in a format adjusters recognize
- meet your adjuster on site, with your permission, and point out damage
- compare the insurer’s estimate with the roof’s real needs, and flag missing line items with evidence
- do the repair or replacement, and send completion photos for your file
We don’t:
- negotiate your settlement (in Alberta that requires an adjuster licensed by the Alberta Insurance Council)
- promise that a claim will be approved, or how much it will pay
- waive, rebate or “cover” your deductible
- ask you to sign over your insurance cheque or sign a contract at the inspection
The claim process, step by step
- Free inspection. We confirm whether there is hail damage, how much, and on which slopes. You get the photo report.
- Open the claim. Call your insurer or broker, give the storm date and describe the damage. Write down the claim number and the adjuster’s name.
- Adjuster inspection. Tell us the appointment time and we will be there. Adjusters see hundreds of roofs after a big storm. Having the damage already marked and photographed keeps nothing from being missed.
- Estimate review. Your adjuster sends a scope of loss. We check it against the roof for missing items, such as ice and water shield at the eaves, drip edge, starter strip, ridge cap, vent replacement, sheathing allowance, and additional layers to strip.
- Supplement request, if needed. If something is missing, we prepare photos and measurements. You send them to your adjuster and ask for a review.
- Contract and scheduling. You sign our contract only once the scope is agreed. We book a start date and order materials.
- The work. One to two days for most replacements. You pay your deductible to us, as your policy requires.
- Close-out. We send completion photos and an invoice to you and, if you want, your insurer. Many replacement-cost policies pay in two parts, with the balance released once the work is done.
Our Alberta hail claim guide covers deadlines and paperwork in more detail.
Common estimate gaps on Calgary hail claims
These are the items we most often see left off a first estimate. They are not padding. Each is required by building practice or the shingle manufacturer:
- Ice and water shield at eaves and valleys
- Drip edge replacement, since it is usually dented
- Roof vents, vent boots and exhaust caps, which take the hardest hail hits
- Starter strip and hip/ridge cap as separate items from field shingles
- Steep-pitch and high-roof labour on two-storey and steep homes
- Removal of extra layers on older roofs
- Eavestroughs and downspouts, often on the same claim
Watch for storm chasers after a big storm
After the storms of 2020 and 2024, Calgary saw waves of door-to-door contractors. Many are not licensed to take deposits in Alberta. Before you sign, ask for a Service Alberta prepaid contracting licence number, a WCB clearance letter, proof of liability insurance and a local office address. Ours: licence [SERVICE ALBERTA PREPAID CONTRACTING LICENCE #], WCB [WCB ALBERTA ACCOUNT #], office at [STREET ADDRESS], Calgary, AB [POSTAL CODE]. See our storm-chaser checklist.
Keep these documents in one folder
Claims go faster when everything is in one place:
- policy number and declarations page (deductibles, coverage limits)
- claim number, adjuster’s name, email and phone
- your own dated photos and our inspection report
- the adjuster’s estimate (scope of loss) and any revised versions
- emails about supplements or disputes
- our contract, invoices and completion photos
- receipts for emergency repairs such as tarping
Holdbacks and depreciation, explained
Many replacement-cost policies pay a hail claim in two parts:
- First payment: the actual cash value, meaning the replacement cost minus depreciation for your roof’s age and condition, minus your deductible.
- Holdback: the depreciation amount, released once the work is complete and the insurer receives proof, usually the final invoice and photos.
Illustrative example: the replacement cost is $16,000 and depreciation is $4,000, with a $1,000 deductible. The first cheque is $11,000. The $4,000 holdback is released after the roof is done. If your policy pays only actual cash value, there may be no holdback at all. Your policy wording decides it.
We send completion paperwork promptly so the holdback isn’t delayed.
Claims after a large storm
After the 2024 storm, more than 130,000 claims were filed and adjusters were brought in from across the country. Expect slower responses after big events. Report early, keep your folder organized, and follow up in writing.
